Accommodation Terms

Article 1 (Scope of Application)
  1. The accommodation contract and any related agreements concluded between our accommodation facility and the guest shall be governed by these terms and conditions. Any matters not stipulated in these terms shall be governed by applicable laws and generally accepted practices.
  2. If our accommodation facility agrees to a special provision that does not contravene applicable laws or general practices, such special provision shall take precedence over these terms.
Article 2 (Application for Accommodation Contract)
  1. A person who wishes to apply for an accommodation contract (reservation) with our accommodation facility shall provide the following information in accordance with Article 6 of the Hotel Business Act, Article 4-2 of the Enforcement Regulations of the same Act, and relevant ordinances established by the prefecture where the accommodation facility is located:
    (1) Guest's name
    (2) Date of stay and expected time of arrival
    (3) Guest's contact information
    (4) Other information deemed necessary by the accommodation facility
  2. If there is any change to the information provided under the preceding paragraph, the guest must promptly notify our accommodation facility of the updated details.
  3. If a guest requests to extend their stay beyond the accommodation period specified in Article 1, Paragraph (2) during their stay, our accommodation facility will consider this request as a new application for an accommodation contract at the time the request is made.
Article 3 (Conclusion of Accommodation Contract, etc.)
  1. The accommodation contract shall be deemed concluded when our accommodation facility accepts the application as stipulated in the previous article.
  2. Upon the conclusion of the accommodation contract, the guest shall pay the accommodation fee for the entire stay in advance or by the date specified by the accommodation facility.
  3. If any of the following circumstances occur, our accommodation facility may deem that the application was made without genuine intent to stay, and the accommodation contract shall become null and void:
    (1) The guest fails to pay the accommodation fee as stipulated in the preceding paragraph before the start of their stay or by the date specified by the accommodation facility.
    (2) The accommodation facility is unable to reach the guest at the contact information provided in the application within ten (10) days from the initial attempt to contact them (or by 3:00 PM on the check-in date if fewer than 10 days remain before the stay).
    (3) The guest refuses communication from our accommodation facility.
  4. In the case of Paragraph (2) or (3) above, any accommodation fees already paid will not be refunded.
Article 4 (Right to Refuse Accommodation Contract)
  1. Our accommodation facility may refuse to conclude an accommodation contract under any of the following circumstances:
    (1) When the application does not comply with these terms and conditions.
    (2) When the facility is fully booked and no rooms are available.
    (3) When the guest is deemed likely to engage in acts that violate laws, public order, or morality.
    (4) When the guest has previously caused issues such as delayed payment at our facility.
    (5) When the guest is affiliated with an organized crime group as defined by the "Act on Prevention of Unjust Acts by Organized Crime Group Members" or any similar organization.
    (6) When the guest has a history of criminal offenses leading to arrest, prosecution, or conviction.
    (7) When the guest has engaged in acts such as assault, intimidation, coercion, fraud, or similar behavior.
    (8) When the guest is clearly suffering from an infectious disease.
    (9) When the guest makes unreasonable demands beyond what is deemed acceptable.
    (10) When accommodation is impossible due to natural disasters, facility malfunctions, or other unavoidable reasons.
    (11) When the guest is intoxicated or engages in behavior that causes significant inconvenience to other guests.
    (12) When any other circumstances equivalent to those listed in pointers (4)~(11) above are deemed applicable.
Article 5 (Guest's Right to Cancel the Contract)
  1. The guest may cancel the accommodation contract by notifying our accommodation facility.
  2. If the guest cancels all or part of the accommodation contract, they shall be subject to the following cancellation charges:

    • ※ The percentage represents the cancellation fee as a ratio of the total accommodation charge (including any affiliated accommodation plans with third parties). If an affiliated service provider (such as an online booking platform) has its own cancellation policy, that policy shall apply.
    • ※ Credit card transaction fees and any service charges set by third-party booking platforms may not be refundable.
  4. If the guest fails to arrive at the expected check-in time without prior notice, the accommodation facility may consider the reservation canceled by the guest.
Article 6 (Right of the Accommodation Facility to Cancel the Contract)
  1. Our accommodation facility may cancel the accommodation contract under the following circumstances:
    (1) When the guest fails to comply with these terms and conditions or house rules.
    (2) When the guest is likely to engage in or has engaged in acts that violate laws, public order, or morality.
    (3) When the guest behaves in an inappropriate manner, making them unsuitable for accommodation.
    (4) When the guest fails to pay or delays payment of accommodation charges.
    (5) When the guest provides false information at the time of booking.
    (6) When the guest has a criminal record that makes them unsuitable for accommodation.
    (7) When the guest has been placed under investigation, arrest, prosecution, or conviction by public authorities.
    (8) When the guest is affiliated with or related to an organized crime group or similar entity.
    (9) When the guest has engaged in fraudulent or coercive acts.
    (10) When the guest is clearly suffering from an infectious disease.
    (11) When the guest makes unreasonable demands beyond what is deemed acceptable.
    (12) When accommodation is impossible due to force majeure such as natural disasters.
    (13) When the guest is intoxicated and likely to disturb other guests or has already done so.
    (14) When the guest engages in prohibited behavior such as smoking in bed, tampering with fire safety equipment, or violating fire prevention regulations.
    (15) When the reservation was made through a travel agency and payment has not been confirmed.
    (16) When payment confirmation is delayed due to banking hours or processing times.
    (17) When other circumstances allow for refusal of accommodation based on applicable laws or ordinances.
  2. The notice of termination pursuant to the preceding article shall be given orally, by telephone, email, or in writing to the contact information provided by the customer in accordance with Article 2. In the event that such notice fails to reach the designated contact information provided under Article 2, the provisions of Article 3, Paragraph (3) shall apply. Furthermore, the notice shall be deemed duly delivered upon the expiration of the period in which it would normally be expected to arrive.
  3. If the accommodation contract is canceled under the preceding provisions, the guest shall not be entitled to a refund.
Article 7 (Guest Registration)
  1. In accordance with Article 6 of the Hotel Business Act, Article 4-2 of its Enforcement Regulations, and the relevant ordinances established by the prefecture where the accommodation facility is located, guests are required to register the following information at the front desk upon arrival:
    (1) Guest's full name, age, gender, address, and occupation
    (2) For foreign nationals, nationality, passport number, place of entry, and date of entry
    (3) Departure date and scheduled departure time
    (4) Previous accommodation location and next destination
    (5) Other details deemed necessary by the accommodation facility
Article 8 (Usage Hours for Guest Rooms)
  1. Guests may use the assigned rooms from the check-in time designated by the accommodation facility until the designated check-out time. However, for consecutive stays, the room may be used throughout the day, except on the arrival and departure dates.
  2. The accommodation facility may allow guests to use the room outside the designated hours at its discretion. In such cases, an additional charge will apply, as specified on the facility's website (including taxes and service fees). If a guest stays beyond the check-out time on the departure date, a full night's accommodation fee will be charged. The same applies if a guest checks in before the designated check-in time.
  3. Even during the permitted usage hours, the accommodation facility reserves the right to enter the room for safety, hygiene, or operational management purposes when necessary.
Article 9 (Compliance with Facility Rules)
  1. Guests must comply with the facility's rules and regulations during their stay.
Article 10 (Facility Operating Hours)
  1. The operating hours of the various facilities within the accommodation are indicated in pamphlets, posted signs, or the in-room information booklets.
  2. These operating hours may be subject to temporary changes due to unavoidable circumstances, in which case the facility will notify guests accordingly.
Article 11 (Payment of Fees)
  1. The breakdown of the accommodation fees payable by guests is displayed on the facility's website, online booking platforms, and brochures.
  2. Payment for accommodation fees and other charges must be made upon the guest's arrival or at the time requested by the accommodation facility. Payment shall be made in Japanese yen, via an approved traveler's check, accommodation voucher, debit card, credit card, or other accepted payment methods as designated by the accommodation facility.
  3. Accommodation tax shall be levied in accordance with the Tokyo Metropolitan Accommodation Tax Ordinance.
Article 12 (Liability of the Accommodation Facility)
  1. The accommodation facility shall compensate guests for any damages incurred due to the non-fulfillment or improper fulfillment of the accommodation contract, unless such damages are not attributable to the facility.
  2. The accommodation facility is covered by hotel liability insurance to handle such cases. However, if an incident falls under the policy's exemption clauses, compensation may not be provided.
Article 13 (Handling of Inability to Provide Contracted Room)
  1. If the accommodation facility is unable to provide the reserved room, it will attempt to arrange accommodation at another facility under the same conditions.
  2. If the facility is unable to secure alternative accommodation, it will compensate the guest with an amount equivalent to the cancellation charge, which will serve as the total compensation for damages. However, if the inability to provide the room is not due to the facility's fault, no compensation will be paid.
Article 14 (Handling of Deposited Items, Valuables, and Cash)
  1. For items, valuables, or cash deposited at the front desk, the accommodation facility shall compensate the guest for any loss or damage, except in cases of force majeure. However, if the guest has not declared the type and value of such items in advance, the compensation shall be limited to 100,000 yen, unless the facility is found to be intentionally or grossly negligent.
  2. For items, valuables, or cash brought into the accommodation facility but not deposited at the front desk, the facility shall compensate the guest for loss or damage only if the facility is at fault. However, if the guest has not declared the type and value of such items, the compensation shall be limited to 50,000 yen, unless the facility is found to be intentionally or grossly negligent.
Article 15 (Handling of Guest Luggage or Personal Belongings)
  1. If a guest's luggage arrives at the accommodation facility before their stay, the facility shall store it only if prior notice has been given and consent obtained.
  2. If a guest leaves behind luggage or personal belongings after check-out, the facility shall, in principle, hold them for 7 days from the date of discovery. If the guest does not request the return of the items within that period, they will be handed over to the nearest police station. However, valuables will be reported to the police immediately. Perishable food items, magazines, or disposable items will be disposed of if the guest does not contact the facility by the day after check-out.
  3. The facility reserves the right to inspect forgotten luggage or personal belongings to determine their contents and handle them appropriately. Guests shall not object to this procedure.
  4. For items stored under the provisions of this article, the facility's liability is limited to 10,000 yen, unless the facility is found to be intentionally or grossly negligent.
Article 16 (Parking Liability)
  1. When guests use the parking lot of the accommodation facility, the facility provides the parking space but does not assume responsibility for the safekeeping of the vehicle. However, if a guest’s vehicle is lost or damaged due to the facility’s fault, compensation shall be provided up to a maximum of 100,000 yen, unless the facility is found to be intentionally or grossly negligent.
Article 17 (Guest Liability)
  1. If a guest violates these terms or the facility’s regulations, or if the guest’s actions cause damage to the facility (such as requiring special cleaning, repairs, or loss of business opportunities), the guest shall be responsible for compensating the facility for any incurred losses.
Article 18 (Effective Date of These Terms and Conditions)
  1. These accommodation terms and conditions shall take effect as of February 1, 2020.
Article 19 (Amendments to These Terms and Conditions)
  1. The accommodation facility reserves the right to amend these terms at any time. Any amendments will be communicated to guests through email, the facility’s website, or other appropriate channels. Any reservations made after the effective date of such amendments shall be subject to the revised terms and conditions.
